GEO's Six core Pillars of Due Diligence Before Ownership Change

In our method, Readiness is essential to avoid delays, buyer credit, or failure to close.

• Financial Due Diligence: Examines profit and loss statements, a certified rent roll, operating expenses, tax bills, utility records, and lease agreements to confirm that the property's income is real and sustainable.

• Legal and Title Due Diligence: Reviews the property title report, chain of title, easements, liens, encumbrances, and entity documentation to verify clear ownership rights.

• Physical (Property) Due Diligence: Involves third-party structural and mechanical inspections covering the roof, foundation, HVAC, electrical systems, plumbing, and general wear.

• Environmental Due Diligence: Typically includes a Phase I Environmental Site Assessment (ESA) to check for hazardous materials, soil or water contamination, and potential CERCLA (Superfund) liabilities.

• Zoning and Regulatory Compliance: Confirms that the property's current and intended use complies with local zoning ordinances, building codes, certificates of occupancy, and open or expired permits.

• Market and Operational Due Diligence: Analyzes local economic conditions, competing properties, tenant stability, service contracts, and post-closing operational plans.
